Back in the day, real estate agents had a secret sauce for selling homes.
Today, this secret sauce is still prevalent, but its existence has been a well-kept secret, until now…
We are talking, of course, about the magic of staging.
You may have heard of it, {{contact.first_name}}, but what is it, really?
Staging is a form of visual marketing that uses the art of interior design as a vehicle for making the product – your house in this case – more desirable to prospective buyers.
Staging embraces a host of little psychological tricks that can make even the plainest rooms look bigger, brighter, and altogether more vibrant than ever before.
We’d like to share some of these techniques with you.
Good staging, first and foremost, will show off your home's best features and mask its flaws.
Visible flaws are ammo for potential buyers after the lowest possible price – we must aspire to make them invisible.
Next – cleanliness, cleanliness, cleanliness (cleanliness is godliness, you know).
Make sure your home is as clean as humanly possible – dust the shelves, mop the floors, vacuum the carpets, etc., etc.
Oh, and declutter – for two reasons:
So the buyer can visualize all of their stuff in the home instead of yours, and so the house can appear more spacious.
As for the rest – add some nice plants around the house, make sure the house smells nice, replace any old looking wallpaper or paint, and make sure the flooring is looking fresh and clean.
And ditch the dingy carpet.
Alone, these tricks may not amount to much, and are more common sense than anything else – but cumulatively, they amount to the magic of staging.
